TERMS

Property to be sold in AS IS condition with Ten Percent (10.0%) of highest bid payable as a down payment by cash or certified check at the close of the auction. The balance of the purchase price shall be paid concurrently with delivery of documents transferring title, due approximately thirty (30) days after the Court’s confirmation of the sale. Potential bidders must provide proof of their ability to provide the Ten Percent (10.0%) down payment requirement prior to participating in the public auction. The down payment may be forfeited if the Purchaser fails to complete the sale. Purchaser shall pay all closing costs, including but not limited to escrow fees, title insurance premiums, conveyance documents, conveyance tax, recordation fees, and costs of securing possession after closing. Real property taxes, maintenance fees, and assessments shall be prorated as of the conveyance of title. SALE IS SUBJECT TO COURT CONFIRMATION.

Mortgage balance due to New Residential Mortgage LLC as of August 28, 2021 was $672,003.95; per diem interest of $46.56 accrues thereafter, plus late charges, attorneys’ fees, costs, and other advances and charges.
