Property to be sold in AS IS condition with Ten Percent (10.0%) of highest bid payable in cash, or by way of money order, certified or cashier’s check at the close of the auction. The balance of the purchase price shall be due and paid upon confirmation of the sale. The purchaser shall be responsible for all costs and expenses of closing, including the costs of conveyance, drafting documents, conveyance tax, escrow and recording fees, title insurance, and all other closing costs, and the expense of securing possession of the premises, if any. Real property taxes and assessments shall be prorated as of the conveyance of title. SALE IS SUBJECT TO COURT CONFIRMATION.
