Potential bidders must show proof of 10% of bid prior to public auction. At the discretion of the court, the 10% down may be forfeit if purchaser fails to pay balance. Purchaser shall pay all costs of closing including, but not limited to costs of escrow fees, title insurance premiums, conveyance document preparation fees, real property and conveyance taxes, outstanding ground rent payments, recordation and costs of securing possession after closing.
