TERMS

Property is to be sold in AS IS condition with no less than Ten Percent (10.0%) of highest bid payable in cash or by way of certified check at the close of the auction. The balance of the purchase price shall be paid upon delivery of documents transferring title, due approximately thirty (30) days after the Court’s approval and confirmation of the sale. The purchaser shall be responsible for the cost of conveyance, including documents, conveyance tax, escrow and recording fees, title insurance, and all other closing costs, if any, and the expense of securing possession of the property. Real property taxes and assessments shall be prorated as of the conveyance of title. SALE IS SUBJECT TO COURT CONFIRMATION.
