TERMS OF SALE: Property sold in "as is" condition at a public action without an UPSET PRICE. Down payment of ten percent (10%) of the highest bid price shall be payable to the Commissioner in cash, certified check or cashier’s check at the close of the auction, and the balance of the bid price payable in cash, certified check or cashier’s check concurrently with the delivery of documents transferring title. The purchaser shall pay the costs of conveyancing, recordation (including, without limitation, recordation costs of the conveyance document and such orders of the court as necessary to convey title), escrow fees, if any, and conveyance taxes and shall be responsible for securing possession to the property. SALE IS SUBJECT TO COURT CONFIRMATION.
