Property to be sold in AS IS condition with Ten Percent (10.0%) of highest bid payable as a down payment by cash, money order, or certified or cashier’s check at the close of the auction. The balance of the purchase price shall be paid upon confirmation of the foreclosure sale by the Court and delivery of documents transferring title, approximately thirty (30) days after the auction. Potential bidders must provide proof of their ability to provide the Ten Percent (10.0%) down payment requirement prior to participating in the public auction. The down payment may be forfeited if the Purchaser fails to complete the sale. Purchaser shall pay all closing costs, including but not limited to escrow fees, title insurance premiums, conveyance documents, conveyance tax, recordation fees, and costs of securing possession after closing. Real property taxes, maintenance fees, and assessments shall be prorated as of the conveyance of title. SALE IS SUBJECT TO COURT CONFIRMATION.
