Property to be sold in AS IS condition with Ten Percent (10.0%) of highest bid payable as a down payment by cash or certified check at the close of the auction. The balance of the purchase price shall be paid concurrently with delivery of documents transferring title, due approximately thirty (30) days after the Court’s confirmation of the sale. Potential bidders must provide proof of their ability to provide the Ten Percent (10.0%) down payment requirement prior to participating in the public auction. The down payment may be forfeited if the Purchaser fails to complete the sale. Purchaser shall pay all closing costs, including but not limited to escrow fees, title insurance premiums, conveyance documents, conveyance tax, recordation fees, and costs of securing possession after closing.
