RE-NOTICE OF POSTPONED FORECLOSURE SALE
Offered for sale is Apartment/Unit No. A of that certain Condominium Project known as "Lot 8, Kalihiwai Ridge II", 6000 Kahiliholo Road, Kilauea, Hawaii as described and established by the Declaration of Condominium Property Regime recorded February 16, 1995 in the Bureau of Conveyances, State of Hawaii, as Document No. 95-022729, as amended, and as shown on Condominium Map No. 2194, and any amendments thereto.
Apartment/Unit No. A is a limited common element of approximately 2.6090 acres consisting of a dwelling with 2 bedrooms and 2-1/2 baths and an interior living area of approximately 1,500 square feet and a separate garage of approximately 480 square feet.
Apartment/Unit No. A is being sold in "AS IS" condition at public auction, NO UPSET PRICE, with 10% of highest bid payable in cash or Hawaii bank certified check at close of auction, with the balance payable upon confirmation of sale by the Court and delivery of the documents transferring title. Potential bidders must provide proof of ability to comply with 10% bid requirement prior to participating in the public auction. Purchaser shall pay all the costs of conveyancing, recordation, escrow (if requested), conveyance taxes, title evidence and/or insurance, and shall be responsible for securing possession of the property. At the Court’s discretion, the 10% down payment may be forfeited in full or in part if the successful bidder shall fail to pay the balance of the purchase price as and when required.
Purchaser shall be solely responsible for determining property condition, boundaries, tax status, zoning requirements, permits, restrictions and restrictive covenants of record. The Commissioner makes no representations or warranties with regards to any of the foregoing and Purchaser should conduct an independent investigation into these and any and all matters concerning the property. Property shall be conveyed by Commissioner’s Deed, "As Is" without any covenants or warranty, either express or implied as to title, encumbrances, condition or possession.

NO REAL ESTATE COMMISSIONS SHALL BE PAID BY THE COMMISSIONER.

NO OPEN HOUSES WILL BE HELD BY THE COMMISSIONER.
