Property sold in “AS IS” condition at public auction with 10% down upon award to the highest bid, payable in cash, certified check or cashier’s check at the close of the auction. The balance of the purchase price shall be paid concurrently with the delivery of the documents transferring title to the purchaser. Prior to participating in the public auction, potential bidders must show proof of ability to comply with 10% of bid requirement. The successful purchaser may request use of an escrow, the costs of such escrow to be borne by the purchaser. The costs of preparation and recordation of conveyance documents, title insurance, other closing costs and securing possession shall be paid by the purchaser.
