Both CPR units will be sold together, in AS IS condition. Ten Percent (10.0%) of the highest bid payable in cash or by certified check at the close of the auction. The balance of the purchase price shall be due upon delivery of documents transferring title, approximately thirty (30) days after the Court’s confirmation of the sale. The purchaser shall bear the costs of escrow, title insurance, document preparation, recording, conveyance tax, and all other closing costs, if any, and the expense of securing possession of the premises. Real property taxes and assessments shall be prorated as of the conveyance of title. SALE IS SUBJECT TO COURT CONFIRMATION.
