Successful bidder shall pay 10% of the purchase price in cash or certified or cashier’s check immediately upon close of auction, with the balance of the purchase price to be payable upon delivery of title, to be within thirty (30) days after confirmation of the sale by the Court. Potential bidders must provide proof of ability to comply with 10% down payment requirement prior to the opening of the bidding. Purchaser shall pay all costs and expenses of closing, i.e., costs of conveyance, conveyance tax, escrow and recording fees, title evidence and/or insurance, notary fees, and shall be responsible for securing possession of the property.
