Interest. Property Sold “as is” condition at
public auction, with 10% of highest bid payable
in cash, money order, or certified or cashier’s
check at close of auction, payable to Kai
Lawrence, Commissioner – balance payable
upon delivery of title. Potential bidders
required to show proof of ability to comply
with the 10% of bid requirement prior to public
auction. At the discretion of the court, the 10%
down may be forfeit if purchaser fails to pay
balance. The cost and expenses of closing,
including, but not limited to, the costs of
conveyance, including preparation of the
conveyance document, conveyance tax, escrow
fees, recording fees, any proof of title, title
insurance, notary fees, and the costs of securing
possession of the mortgaged property at
recordation shall be the responsibility of and
paid by the purchaser. The purchaser is
responsible for securing possession, and neither
the availability of the leased fee interest, as
appropriate, nor the availability of title
insurance or any other insurance, nor the
securing of possession shall be a condition of
closing. The Commissioner makes no
representation or warranty regarding the
property as to title, possession, condition, latent
or patent defects, or encumbrances. Interested
bidders should conduct their own due diligence
